Commercial areas in cities are areas, districts, or environments consisting mostly of commercial buildings, such as downtown, central business district, financial district, "Main Street", commercial lines, or shopping malls. In-city commercial activity involves the purchase and sale of goods and services in retail, wholesale, wholesale, financial, and various utility businesses that are widely classified as "business." Zoning laws

Cities often use zoning laws to prevent conflicts between homeowners and residential businesses. The land designated as a commercial area is rarely located in the middle of a residential zone. Urban planners encourage businesses to gather in the bustling streets and downtown. This helps keep traffic to these managed sites. Some areas of the city may be for 'mixed use', which means some commercial areas can be used for residential purposes. City center shopping area with apartments will be an example of mixed use. The definition of a commercial area may include industrial use as well, even though the zoning laws still govern the permitted industrial level. Heavier industries often purchase suburban property or in unrelated areas. Some commercial zones in the city allow for the use of light industry, usually small factories with minimal emissions and transportation needs.

Different types of commercial areas

The Neighborhood Commercial 1 (CN1) zone is intended for small sites in or near dense residential neighborhoods. This zone encourages the provision of small-scale retail and use of services to nearby residential areas. Some non-retail uses or services in nature are also allowed so that various uses can be found in existing buildings. Use is limited in size to promote local orientation and to limit adverse impacts in nearby residential areas. Development is intended to be pedestrian-oriented and compatible with the scale of the surrounding residential areas. Parking areas are restricted, as their appearance generally does not correspond to the surrounding housing development and the desired orientation of use.

Commercial Zone Zone 2 (CN2) is intended for small commercial sites and areas in or near densely populated or undeveloped settlements. Zone emphasis is on use that will provide services for nearby residential areas, and on other small-scale and small-impact uses. Use in limited intensity to promote their local orientation and to limit adverse impacts in nearby residential areas. Development is expected to be accommodative automatic, unless the site is adjacent to the transit road or in the Pedestrian District. Development standards reflect that the site will generally be surrounded by a more dispersed housing development.

The Commercial Office 1 (CO1) zone is used on small sites in or near residential areas or between residential and commercial areas. This zone is intended to be a low-intensity office zone that allows for small-scale offices in or adjacent to residential neighborhoods. Permitted use is intended to serve the immediate environment and/or have some adverse impact on the environment. Development is intended to be a scale and character similar to the nearest residential development to promote compatibility with the surrounding area. Development should be pedestrian-oriented along the transit streets and in Pedestrian Districts.
